Entrepreneurs announce two new boutique hotels in Puebla for 2023

Puebla, Pue. During the first quarter of 2023, the construction of two boutique hotelsone for the state capital and another in the municipality of San Pedro Cholula, which represent a total investment of 80 million pesos and will generate 90 rooms.

Gustavo Ponce de León Tobón, director of the Puebla Association of Hotels and Motelshighlighted that these projects are due to the fact that business and foreign tourism has been growing, who are frequent clients of these spaces, because the rent of the rooms is 30% more expensive than in a conventional hotel, due to the fact that there is more attention personalized and the number of guests in these places is few.

He mentioned that the investments would be oscillating for each one between 35 and 40 million pesos, since 20% corresponds to the purchase of the property and the rest for works and furniture.

He indicated that Puebla is an important city for congress events and national exhibitions, so national and foreign executives and directors take advantage of these occasions to visit Pueblabut they opt for boutique hotels that are close to the Historic Center, in addition to offering them a more pleasant stay.

The works are planned for six or seven months, according to what the entrepreneurs from Guanajuato y Queretaro.

The hotelier mentioned that “the boom” in this sector represents an attraction for investors, who have seen the growth in demand for rooms and their need for more complexes of this type.

He explained that, since there are 10 hotels in operation with 30 and 40 rooms on average, occupancy is 60% during the week, while on Saturday and Sunday they are at their maximum capacity.

He highlighted that a guest spends twice as much compared to that of a conventional hotel, since he seeks an experience and comfort in care during his stay, which is five days.

He indicated that the frequent clients are foreign businessmen and married couples who are retired, who travel at least twice a year, whose market can be used more if more hotels of this type are detonated.

Rental costs range between 1,500 and 2,000 pesos per day, less than a room of the same type in San Miguel de Allende, Guanajuato, which costs twice as much, he added.

Ponce de León commented that the hoteliers have reached satisfactory agreements with the property owners, since the latter asked for up to 20 million pesos, despite the fact that the mansions were in serious deterioration to the extent that they were propped up so as not to fall.
