The Secretariat of Urban Development and Housing of Mexico City (Seduvi) announced the guidelines for the control of commercialization of real estate of the Special Program for Urban Regeneration and Inclusive Housing 2019-2024 (Prove).
Through the regional Official Gazette, the agency reported that those interested in acquiring one of the properties produced under this initiative must be residents of the Mexican capital.
The transaction may be carried out through mortgage loans from the public or private sector, individually or jointly.
However, people who wish to access one of these units have to verify that they are not homeowners at the time of their participation in the process.
“They must present a Certificate of Acquisition or Disposal of Real Estate issued by the general direction of the Public Registry of Property and Commerce of the Legal Department and Legal Services of the Government of the Mexico City”, reads the publication.
It should be remembered that this capital government program aims to promote the Home building by the private sector with a maximum price of 1.4 million pesos in 23 corridors.
The application areas are:
- Historic center.
- Colonia Atlampa.
- Mayor Cuauhtemoc.
- Vallejo.
- SAC Tacubaya.
- SAC Granadas.
- Master plan
- Pink Zone.
- Basilica Zone.
The established cap on the value of homes, which is up to 1.4 million pesos, contrasts with the average price registered in the Mexico Citywhich at the end of the first half of the year stood at 3.1 million pesos.
Two years to complete projects
As for the promoters or developers of the housing projects del Pruvi, the city government determined that they will be able to market the properties according to their business model.
However, Seduvi undertook to supervise that the units meet the habitability and safety requirements established in the Construction Regulations for the Federal District and its complementary technical standards.
In this sense, they will have a space of two years to complete the housing developments authorized under the program.
If the project is not completed within the stipulated time or if they wish not to continue, they will be obliged to comply with administrative and fiscal charges.
