Of the 50 real estate projects, among subdivisions or apartment buildings that were resumed between January and July 2021, which represent 8,000 houses, only 70% were completed at the end of that year, because there was no time to accelerate the works, because they had been working at 60% of productive capacity, explained the president of the local National Chamber of the Housing Development and Promotion Industry (Canadevi), Alberto Moreno Gómez Monroy,
He said that the decision of the state government to allow activities in general to be resumed at 100% since mid-October, although it is helping, at the same time it was a bit late for the sector, which, with efforts, were working to conclude some projects .
However, he confirmed that the finished properties increased in value between 5 and 9%, since with the exception of cement, whose factories have not stopped producing since the pandemic began, those of copper and steel continue to have high prices, which only they can cover with cost updates.
He elaborated that the finished offer is of houses that range between 450,000 and 600,000 pesos, applying the increases, for which the Institute of the National Housing Fund for Workers (Infonavit) would have to increase support to access the purchase.
He mentioned that 60% of what is built are houses located on the outskirts of Puebla and surrounding municipalities, “since, for the downtown area of the city, there is a repopulation project, which consists of 10,000 houses and is pending tear”.
Moreno Gómez said that the developers were aware that 2021 would be just as complicated as 2020 regarding activity, despite the fact that last July the work had increased, but the outbreaks of Covid-19 infections forced them to “take steps back ” in lowering the pace of works.

He assured that the supply that has been generated will be placed without problem due to the high demand that exists from families to have their own house and stop paying rent.
He mentioned that the rest of the houses were expected to be finished in the first two months of this year, but with the regrowth as a result of the Omicron variant of Covid-19, the plans changed and it will be until May when they conclude, because they have lowered the pace of work. to avoid increasing infections.
He stressed that jobs have been recovering, around 9,000, recalling that 43,000 are generated throughout the year by the housing sector and that the pandemic forced cuts in personnel.
Moreno Gómez indicated that at the same time, the goal of 15,000 houses for 2022 is expected to start in February, so they hope there will be no changes regarding the pandemic, since it would be the only factor that affects the sector.
