Devon property: Former Grade II-listed warehouse and builder’s merchants goes on the market

A solid stone former warehouse on the River Exe in Devon with three bedrooms, a vaulted ceiling and a Juliet balcony has been put up for sale for £1.5million.

The stylish Grade II-listed property in Topsham has windows all the way down one side of the house, a balcony on the ground floor and a Juliet balcony on the first floor.

Its sitting room is on the first floor to take advantage of views across the river, where owner Rosemary Ellis says there is always ‘somebody messing about in boats’ in scenes that remind her of The Wind In The Willows. 

The house has 1,784 sq ft of living space with a large entrance hall, kitchen/dining room, utility and garage on the ground floor. The sitting room, three bedrooms and two bathrooms are on the first floor.

Mrs Ellis and her husband bought the property in 2012 from a builder who renovated the home and sold it on. The couple wanted it as a lock up and leave holiday home. 

The property, on the market with Wilkinson Grant and Co, is on the water with views over where the ferry comes into the town from Exmouth.

Topsham, a former seaport and centre for shipbuilding, is now one of Devon’s most sought-after places to live with the city of Exeter just 4.5miles away.

The Warehouse is close to a number of independent shops, bars and restaurants and the Route 2 cycle path is on its doorstep – meaning the new owners will be able to easily explore the nearby wildlife.

Trouts boatyard and moorings are a few minutes’ walk away, as is Topsham Sailing Club.  

Mrs Ellis said: ‘I’ve known Topsham since I was 18 and my husband and I wanted to buy a house at the coast.

‘We saw this and liked the fact it was an old warehouse and builder’s merchants – I remember it being a builder’s merchants. ‘We fell in love with it. It’s a glorious location.’

The living room, on the first floor, has sliding doors out to the Juliet balcony, exposed wooden beams and half wood panelling on the walls. It also boasts a feature gas fire with a stone surround

She said there was always something to look at out of the windows, adding ‘it’s lovely because there’s always something to watch’.

‘It reminds me of Wind in the Willows – there’s always somebody messing about in boats,’ she said. ‘We bought it from a builder who had done it up and made it more modern.

‘It’s solid stone so you’d struggle to do anything different with it – but it needed to be otherwise it wouldn’t have been able to survive having its foundation in the river.

‘It’s an idyllic spot, you feel relaxed from the moment you arrive.’
