Generating density near corridors, the challenge: Canadevi Valle de México

The program of the 12 real estate brokers in the Mexico City (CDMX), which would mean living place more affordable for the population, although it is an option to cover the demand, it is necessary to generate density in the neighborhoods surrounding these demarcations, which, many of them, are forgotten in terms of housing, said Manuel González, general director of the National Chamber of the Housing Development and Promotion Industry (Canadevi) Valley of Mexico delegation.

In an interview for EconoHábitat, González explained that currently in CDMX there is a demand for 300,000 homes; however, this number is much higher than the available offer, since, for example, the members of the Canadevi Valle de México, have in the process of authorization and construction 10,000 homes.

“The housing process in the Mexico’s valley for the need and demand it is low, but this has to do with the issue of the pandemic, the cost (to develop housing) and the displacement of units. We hope that we will recover the intensity of construction, processes and sales in 2022”, highlighted González.

In this context, the director of the Canadevi Valley of Mexico pointed out as necessary to generate density in neighborhoods surrounding the 12 corridors that the government of Mexico City intends to promote and where more affordable housing would be generated, starting at approximately 600,000 pesos.

“We are working with the government so that around the corridors, we begin to promote greater density and densification in all the neighborhoods that surround it,” said González.

For the director of the Canadevi Valle de México, it is important that the government of Mexico City authorize projects and simplify processes in said demarcations, in order to accelerate the construction of housing in them.

“They are neighborhoods that are practically abandoned, like Pensil, which is near the new Polanco, for example, or the Guerrero neighborhood or part of Doctores. So there are neighborhoods that require housing, which are highly populated and abandoned,” González explained.

According to the director of the said chamber of developers, when quality housing is built in neighborhoods considered as red zones, security is increased, in addition to increasing the value of the properties.

Along with the programs implemented by the capital’s government, González highlighted that some developers have started housing projects that are more affordable, for example, with units that have a value between 1,200,000 pesos to 1,800,000 pesos.

“There are partners that are making developments on the authorization process for these programs and yes, what is sought is to promote affordable housing. Housing in CDMX is expensive and we are trying to make housing in the range of 1.2 million to 1.8 million pesos, 2 million pesos in some cases”, he stressed.

González explained that although, little by little, the development of housing in the Valley of Mexico has recovered, it has been complex and slow, for which he indicated that it is necessary for the governments of that region to speed up the issue of permits, as well as such as process management.

“It has been two complicated years, regardless of the fact that construction was named an essential industry, the truth is that the same pandemic forced the intensity of construction to stop,” he explained.

González highlighted that currently the residential housing segment, residential plus, in the Valley of Mexico is seriously affected, due to the demand that has also opted for lower value housing.

“There is less demand in this (residential) segment, it is a problem because developers had to adjust their inventories. Housing is being maintained and an effort is being made to maintain the costs of other years,” he said.

González highlighted that housing developers working in the Valley of Mexico are increasingly looking for more business opportunities; however, they are waiting to unblock administrative procedures, as well as land investments to be able to potentiate their work in this region of the country.

“The developer of CDMX and the State of Mexico will continue and look for the appropriate schemes. Let us remember that housing and construction are priority sectors for the country and economic reactivation; We move 37 industrial branches of the entire process, we move a high range of industry and services and it is a national industry for the most part, ”said the director of the Chamber who has signed different agreements to enhance the construction of houses in the center of the country.
