Monterrey and Mexico City lead the construction of industrial buildings

The demand for industrial spaces that adapt to the needs of companies that seek to take advantage of the moment of nearshoring does not stop in the country and this has promoted the building of this type of property, where Monterrey and the Mexico City lead the building.

According to the real estate analysis company Solili, at the end of last November there were 5.4 million square meters (m2) in different stages of construction in the country of industrial shipswhere Monterrey registered 1 million 590,000 m2 of buildings and in the case of the Mexico City said figure was 638,000 m2.

For Solili, just last November the Mexico City started construction of new industrial ships for 150,000 m2, while in Monterrey This city reached 132,000 m2, the beginning of the construction of new spaces.

“The industrial construction In our country it does not slow down and at the end of November 2022 it registered 5.4 million square meters that were advancing in various construction stages, throughout the national territory, a figure more than 1.5 times higher than what was built a year ago ”, can be read in Solili’s analysis.

Within the report, Solili points out that in the case of Monterrey, only 20%, with industrial ships sizes between 5,500 and 28,800 m2, is available. “Stresses that in this important industrial market in the north, more than 80% of the projects being built have surfaces greater than 10,000 square meters”.

For the Mexico CityOf the total square meters under construction in said area, which covers part of its metropolitan area, 60% is available, mainly in complexes such as the one located in Cuautitlán in the Project Blue Logistic Park.

“We have witnessed how the main investment trusts indicate their interest in continuing to invest in these frontier markets,” Solili said.

“In the last quarter of the year, border markets have continued to respond to growing demand, so the effects of the nearshoring they will continue to be present in a good part of 2023 and will be a decisive factor for the interest in starting new industrial works on the aforementioned markets to continue,” the firm highlighted.
