“During 2022, the national average price was 1 million 535,000 pesos, which corresponds to the house price average,” reported the development bank.

According to SHF, during the past year, 16 states presented variations greater than the national average, which was 8.9%, while another 16 registered variations less than said indicator. “During 2022, compared to the same period in 2021, the SHF index registered appreciation rates above the national average in 35 municipalities and appreciation rates below it in 39 municipalities,” the agency noted.
According to the SHF report, during the past year, 60% of the operations corresponded to used homes and 40% to new properties. The SHF Index of new housing presented a variation of 9.9% and that of used housing increased 8.1% during the past year.
SHF highlighted that the increase in home prices during 2022 it occurred in an environment where there was an inflation of 7.8% and the mortgage rate showed an average of 11.3%, according to data from Banco de México.
