What is the housing potential of the Reforma corridor? About 420,000 units are projected by 2025

The importance of reform corridor in Mexico City, lies not only because it is the economic, social, financial and business center of the country, but also because of the housing potential that it can generate for the coming years.

According to an analysis by the firm Tasvalúo, a consulting, valuation and data company, the increase in the population within the polygon generates the prospect that by 2025, this area of ​​Mexico City will concentrate around 420,000 householdsbased on estimates from the National Population Council.

Within the analysis, Tasvalúo refers that, according to the update of the National Urban System, the population located in the Corridor reform reach this year just over 1.3 million inhabitants

In this context, it is estimated that the total fleet of households in said corridor it goes from 401,212 units, in 2015, to 415,110, for this 2022.

The Corridor reform It covers the northern area of ​​the Cuauhtémoc and Miguel Hidalgo mayors of Mexico City. In this way, it incorporates various socioeconomic levels in the neighborhoods of La Lagunilla, Guerrero, Santa María la Ribera, La Roma, La Condesa, Polanco, among others.

Regarding the range of prices per square meter, the values ​​reach between 20,000 and 80,000 pesos, while unit prices range from 1,600,560 million to 52 million pesos.

Vertical housing stands out

Among the housing offer found in the Corridor reform, residential vertical developments stand out, which have a participation of 54.2%; followed by residential plus (27.2%), prime (11.8%) and medium (6.8%) segments.

According to Tasvalúo, the average footage of the apartments located there is 95 square meters (m²), with a minimum area of ​​29 m² and a maximum area of ​​350 m².

As for used housing, prices per square meter in the polygon range from 24,000 to 60,000 pesos.

“It is appreciated that the projects located in the Miguel Hidalgo mayor’s office have a higher price, in contrast to the Cuauhtémoc mayor’s office,” added Tasvalúo.
