Puebla, Pue. Despite the rise in prices of construction materials, the National Chamber of the Housing Development and Promotion Industry (Canadevi) local, assured that the goal of building 15,000 houses in the entity during 2022 will be met, meanwhile, next year it is expected to develop 17,000.
Ariosto Goytortua López, president of the organization poblanosaid that this amount had been handled before the pandemic, even reaching 19,000 houses per year.
He stated that the costs of cement, rebar, among others, have not been able to stabilize due to inflation, a situation with which they are dealing and have been modifying budgets so as not to fail to meet this year’s objective.
He recalled that this production means an economic benefit of 17,000 million pesos, 60,000 direct jobs and more than 80,000 indirect ones, which is positive because it impacts 30 branches, but it is also a pressure for the sector’s entrepreneur who cannot sacrifice profits.
In addition, he left open the possibility that house prices should rise, between 9 and 15% by 2023, depending on how each project ends and the modifications they have made to budgets.
He indicated that the sector understands the need for housing, but there is also pressure for the developer with the costs of materials that are higher every year and lead to thinking about planning medium-sized residential projects to take advantage of the properties.
He commented that it is not convenient to stop meeting the goal, because annual budgets are set up, which are modified only due to price instability, but that should not be more than 20 percent.
Goytortua López admitted that the desire to build 10% more houses compared to the 2022 goal could not be fulfilled, due to economic conditions affected by inflation.
The additional houses could have started in the final stretch of this year, but the activity was complicated by the rise in costs and also by the rainy season”, he explained.
He trusted that next year will be positive for Puebla developers, who must continue investing because there is a market to attend to and to satisfy it, they need to build at least 25,000 homes a year.
He insisted that in the metropolitan area of Puebla More land reserves have to be generated, which would help house prices not rise so much once they are finished, but the bet is also to carry out vertical projects to take advantage of what is available.
