Canadevi Puebla with an inventory of 4,000 unsold houses

Puebla, Pue. The entity has an inventory of 4,000 homesof which 60% are of social interest that have not been sold, recognized the National Chamber of the Housing Development and Promotion Industry (Canadevi) local.

The president of that organization, Ariosto Goytortua Lopezexplained that this amount corresponds to the last five years, which “simply have not been placed, because buyers have not been interestedeven though they have their credits”.

He commented that businessmen are interested in this offer not being disabled, because are susceptible to vandalism and invasionswhich has happened and it is difficult to recover with judicial processes.

He indicated that an unused house can represent an additional cost for the developer, because he has to pay maintenance to keep it in optimal conditions to promote it.

The leader considered that if they manage to sell 30% of homes in the remainder of 2022 it will be positive, but it all depends on the economy, since many have postponed the intention of buying houses in the last two years as a result of the pandemic.

He pointed out that there is supply, since they have projects in process and that each year around 15,000 units in the entityof which more than 60% are in the capital and its surrounding municipalities.

Given the comments from specialists that the purchase of low-income houses built in recent years has decreased, because they are getting smaller, Goytortua López stated that the opposite is true and currently the smallest is 42 square meters.

“I don’t know where they get those arguments from, because the reality is that we have real estate that covers the needs of families and we trust that the inventory will come out little by little,” he said.

Regarding the increase in the cost of housing, he said that it could occur between 5 and 8% due to the rise in prices of materials, caused by inflation.

He indicated that the only way to alleviate the current economic situation is to update prices, because otherwise they will have losses that are not good when they are in a post-pandemic recovery process.
