He said that in the last five years the demand for these properties exceeds 300,000 square meters per year and more than 70% of that area corresponds to foreign companies.
The last mile industrial parks have as their main characteristic their strategic location for delivery to the final consumer and have small warehouses from 1,000 square meters.
Montes De Oca said that the main players in different industries have their large distribution centers or transformation or assembly establishments, either in the metropolitan area of Guadalajara or in nearby points such as the Bajío automotive corridor.
“Mexico’s door to Asia is the Port of Manzanillo and Colima does not have the infrastructure. We are two and a half hours away and the companies are seeing Guadalajara, Jalisco as a very important point to distribute their products throughout Mexico. We are also two and a half hours from Bajío, the most important automotive corridor in the country”, explained Sergio O’Farrill, another of the company’s founding partners.
Only this group currently has parks of these characteristics in the municipalities of Zapopan, Tlajomulco, Tlaquepaque and Tonalá, and this 2022 will invest 900 million pesos in three more developments that will be available from October.
When explaining the phenomenon of the growth of this real estate concept, Luis Montes De Oca highlighted that Grupo Industrial Elite includes features and equipment of large-format industrial parks in its last-mile centers, such as advanced security systems, development of technology for its operation , and services to improve the conditions of workers such as coworking areas, meeting rooms and outdoor dining rooms.
