Prices of houses and apartments near the AIFA are increased up to 2,000 pesos per square meter

The next opening of General Felipe Angeles International Airport (AIFA) has begun to move the real-estate market from the surrounding areas. According to the firm, during the first quarter of 2019, the sale prices were around 10,360 pesos per square meter, but at the end of the fourth quarter of 2021, this figure increased to 12,552 per square meter.

In Zumpango, the square meter of the houses It went from 8,215 pesos per square meter to 8,839 pesos per square meter, in the period from 2019 to the end of 2021, that is, a variation of 8%, which was less than that reported in Tecámac.

Dynamics in departments

In matters of departmentsthe behavior of prices within the platform was similar, since, for example, in Tecámac the variation in prices was 24% between 2019 and 2021. “The prices per square meter in the first quarters of these years were 8,421 pesos to 9,594 pesos, up to 9,932 pesos; and closed 2021 at 10,454 pesos per square meter”.

According to Propiedades.com, the apartments in Zumpango had a price increase of 8% during 2021, to settle at 9,595 pesos per square meter. In Tizayuca, according to the firm, the price per square meter per departments It went from 10,256 pesos to 9,068 pesos for much of last year.

In this context, Mercado Libre noted that in the scenario of the next opening of the AIFA, which will be on March 21, a reduction in supply can be observed in both Tecámac and Zumpango, compared to most other municipalities. “This is associated with greater dynamism: people demand it more, which generates scarcity or a decrease in the product offered.”
