According to studies generated by the consulting firm Tasvaluo, it has been detected that, in the last 12 years, Mexican cities have experienced a 66.6% decrease in the supply of new housegoing from approximately 900,000 units in 2008, to close to 300,000 in 2021.
“This behavior is a response to demographic, institutional, credit supply and product valuation adjustments and real estate areas, among other reasons,” the company said.
Mauricio Domínguez, director of Data at Tasvaluo, remarked that the country has a primary challenge: narrowing the inequality gap with respect to basic items such as employment, income, availability of decent and affordable housing and the provision of primary satisfiers for an important part of the population.
In this sense, he considered that the valuation plays a preponderant role for the transformation of cities, since knowing the value of a property is part of the real estate cycle for developers of projects of a professional and private nature.
In Mexico, it is estimated that the number of residential appraisals in 2022 will be around 1 million, of which just over three quarters were made on houses, the rest on apartments.
The metropolitan areas with the largest number of services are Mexico City (just over 100,000), Monterrey (50,000), Guadalajara (25,000), Juárez and León (over 20,000 each).
Smaller vertical housing
Parallel to the development of cities, there is the evolution of the forms of construction, since architecture is constantly reinventing itself based on the new needs of space, functionality and economy.
Among the trends in the Mexican market, Tasvaluo found the reduction in the size of prototypes of vertical housing which has been experienced for several years.
Domínguez reported that this decrease in surface area in houses and apartments results from the high competition for space in downtown, tourist and business areas, as well as the growing need for living place and the appearance of new types of households and families.
Other trends include the new architectural minimalism, the automation and intelligence of homes, the use of recycled materials such as containers and other structures, as well as the incorporation of new real estate business models of spaces for sale, rent or hybrids.
According to Tasvaluo, since the pandemic, the real estate sector has undergone significant changes, such as the reconversion of real estate and the change of uses and forms of use.
